How It Works

1. Share your buy box. Markets, lot size, zoning, utilities, deal-breakers and your price per lot.
2. We go find it. We reach owners directly in your target areas.
3. You get first look. When a matching lot is under contract, we send the address, parcel details and price.
4. Close with a title company. Standard assignment through a licensed title company or closing attorney. You control your due diligence.

The more precise your buy box, the faster we can match you. Send the following:

• Markets: the counties, cities or submarkets you are buying in, and any areas to avoid.
• Lot size: minimum and maximum lot size or acreage, plus any frontage requirements.
• Price range: your target price per lot or per acre, and your ceiling.
• Zoning: the zoning you need (single-family, multifamily, manufactured, commercial) and any restrictions that rule a lot out, such as HOA or deed restrictions.
• Utilities: whether you require public water and sewer, or accept well and septic, plus electric availability.
• Volume: how many lots you can take per month or per quarter, and whether you buy in bulk.
• Closing timeline: your typical due-diligence window and how quickly you can close.
• Deal-breakers: floodplain, access issues, topography or anything else you won’t take.

• Do you list these lots publicly? No. Matching lots go to buyers whose buy box fits.
• Do you assign contracts? Usually, yes, through a licensed title company with the assignment fee shown on the settlement statement.
• What areas? We buy land nationwide. Tell us the counties and areas you are buying in, and we will send matching land as we find it.
• Do sellers pay commissions? No. We buy directly from owners, charge sellers no commissions and pay sellers’ standard closing costs.
