These Terms of Service (“Terms”) cover your use of stonepathland.com (the “Site”), which is operated by Stonepath Land LLC (“Stonepath,” “we,” “us”). By using the Site, you agree to these Terms. If you don’t agree, please don’t use the Site.
1. Information only
The Site provides general information about Stonepath and how we buy land. Content may change at any time and may not be complete or current. Examples, figures, and comparisons on the Site, including any example labeled “illustrative,” are hypothetical and do not predict your results.
2. No offer until a signed written agreement
Nothing on the Site is an offer to buy or a commitment to buy any property. That includes any price, estimate, or response to a form. An offer we send by phone or email is not binding on either party until both you and Stonepath sign a written purchase agreement. Only that signed agreement governs the transaction.
3. Not a broker; no legal or tax advice
Stonepath Land LLC is not a licensed real estate broker or agent, and it does not represent you in any transaction. We do not provide legal, tax, financial, or appraisal advice. Talk to your own attorney, tax advisor, or other professionals before you sell property.
4. Assignment
Stonepath may close a purchase itself, or it may partner with or assign its purchase agreement to another buyer as the signed agreement allows. Any assignment rights will be stated in the written agreement.
5. Form submissions
When you submit a form on the Site, you confirm that the information is accurate to the best of your knowledge, and that you are the owner of the property or are authorized to share its information. Submitting a form does not create any agreement or obligation for either party to buy or sell.

6. Acceptable use
Do not misuse the Site. This includes submitting false information or information about property you have no right to discuss, trying to disrupt or gain unauthorized access to the Site, and scraping or copying Site content for commercial use without permission.
7. Intellectual property
Site content, including text, logos, and design, belongs to Stonepath or is used with permission. You may view and share it for personal, non-commercial purposes only.
8. Third-party links
The Site may link to other sites. We do not control those sites and are not responsible for their content or practices.
9. Disclaimer of warranties
The Site is provided “as is” and “as available,” without warranties of any kind, express or implied, to the fullest extent the law allows.
10. Limitation of liability
To the fullest extent permitted by law, Stonepath and its members, managers, and agents are not liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or data, arising from your use of the Site or reliance on its content. Our total liability for any claim related to the Site will not exceed $100. This section does not limit any rights or obligations under a signed purchase agreement, which is governed by its own terms.
11. Governing law
These Terms are governed by the laws of the State of Maryland, without regard to conflict-of-law rules. Any dispute arising out of or relating to these Terms or the Site will be brought exclusively in the state and federal courts located in Maryland, and you consent to the jurisdiction of those courts.
12. Changes
We may update these Terms. The “Last updated” date shows the latest version. If you keep using the Site after a change, you accept the updated Terms.
