Inheritance
Can I sell land I inherited?
Usually, yes. If the estate has been probated or an heirship affidavit has been recorded, the heirs can typically sell. If not, the title company will say what’s needed first. Because estate rules vary, talk to a probate attorney about your situation.
What if several heirs own the land together?
In most cases every owner on title must agree and sign. We can send one offer to everyone, and signing can be done remotely. If an heir can’t be found or won’t sign, consult an attorney about your options.
Taxes & Liens
Can I sell if I’m behind on property taxes?
Yes. Back taxes, penalties and interest are normally paid from the sale proceeds at closing, so you don’t have to pay them upfront. If a tax sale date is close, tell us right away.
What about liens or judgments on the property?
Liens are usually paid off from the proceeds at closing. The title company finds them in the title search. Some liens can be negotiated, and an attorney can advise you on that.
Do I pay any fees or commissions?
No commissions or realtor fees. We pay standard closing costs. Any back taxes or liens are paid from your proceeds at closing.

Access & Flood
Do you buy land with no road access?
Yes, we look at it. Land with no road access is usually worth less than comparable land with frontage, and our offer reflects that. We’ll explain how we got to the number.
What about landlocked land?
We still look at landlocked parcels. Access may come through an easement or a neighboring owner, which affects value. Whether a legal easement exists is a question for the title company or an attorney.
Do you buy land in a flood zone?
We review it case by case. We check FEMA flood maps, and land partly or fully in a floodplain is usually valued lower because building there is harder.
What types of land do you purchase?
We focus on vacant land, including residential, rural and development-suitable parcels. Each property is evaluated individually based on location, access, zoning and market demand.
Offers & Closing
Do you buy land directly, or do you act as a broker?
We buy land as a principal buyer, in our own name. We are not a real estate brokerage.
Do you make cash offers?
Yes. We make cash offers in writing.
How do you figure your offer?
We look at recent sales of similar land nearby, size, access, utilities, zoning, flood zone, and what it would cost a builder or buyer to use the land. Then we send a written offer with a clear dollar amount.
Is there any obligation if I request an offer?
None. Requesting or reviewing an offer is free. Take as much time as you need, and you’re free to say no.
How long does it take?
After you accept, the title company runs the title search, which often takes a few weeks depending on the county and any title issues. Once title clears, we close on the date you pick.
Who handles the closing?
An independent, licensed title company or real estate attorney. They review title, hold the funds, and make sure everyone gets paid correctly and the sale complies with applicable laws.
Do I have to visit the property or come to closing?
No. Most documents can be e-signed or signed with a mobile notary wherever you live.
Where We Buy
Where do you buy land?
We buy vacant land nationwide, in every state.
Where do I find my parcel information?
Search your county’s appraisal district or property assessor website by owner name or address, or check your latest tax bill. Send us the parcel or property ID and we’ll start researching your land.
Is this legal or tax advice?
No. These answers are general information. For legal or tax questions about your property or estate, consult an attorney or CPA.
Getting started
What should I send you to get an offer started?
Send the property address or the parcel (account) ID, the county, your name and the best way to reach you. If you have a recent tax statement, deed or survey, include it, but it isn’t required. We research the rest, including access, utilities, restrictions and comparable sales.
Do I have to list the land or put up a sign?
No. We buy directly, so there is no listing, no sign in the yard and no showings. You review a written offer, and you can say no at no cost.
Can I sell land if I live out of state?
Yes. Documents can be e-signed or signed with a mobile notary wherever you live, and the title company handles the closing paperwork, so you never need to travel to the property.
What happens if I decide not to accept the offer?
Nothing. The offer is free and carries no obligation, and there is no pressure or deadline. If you decline, you owe us nothing and we do not charge any fee for the research.
